What a Roof Certification Costs

There are two numbers: the inspection and certification itself, and whatever repairs the roof needs to merit the certification. Keeping them separate is the whole point.

The inspection and document

A flat fee for the site visit, the inspection and the signed certification, quoted before we come out. It does not change based on what we find, because a fee that depends on the outcome is a reason to find a particular outcome.

On a tile roof or a complex multi-level roof the inspection takes longer and the fee reflects that. We will tell you which applies from the address and the roof type.

Repairs, quoted separately

  • A written scope of exactly what must be repaired for the roof to be certifiable
  • Each item priced individually, so a seller can decide what to do and what to disclose instead
  • A per-sheet rate for any sheathing replacement, fixed before work starts
  • Photographs of every defect and of every repair

The conflict of interest, stated plainly

A contractor who both certifies roofs and sells the repairs has an incentive to find repairs. We handle that by pricing the inspection as a flat fee regardless of findings, itemising every repair so nothing is bundled, and photographing each defect so you can see what we saw.

You are also free to have someone else do the repairs and bring us back to certify, or to have another contractor certify work we performed. We would rather be checkable than trusted.

And the harder half

We will decline to certify a roof that does not merit it, including after being paid for the inspection. A certification signed on a roof with a year left is worthless to the buyer, dangerous to the seller's disclosure position, and career-ending for us.

If the answer is "this roof needs replacing," that is what the report says.

Common questions

How much does a roof certification cost in Sacramento?

A flat fee for the inspection and the signed document, quoted from the address and roof type before we come out. Repairs, if any are needed, are quoted separately and itemised so you can decide item by item.

Who pays for a roof certification, buyer or seller?

It is negotiable and varies by transaction. Sellers commonly order one pre-listing to control the narrative; buyers order one during their inspection period. Your purchase agreement governs, not custom.
