Insurance Roof Inspections

Roof condition has become one of the main reasons California homeowners receive a non-renewal or a binding condition. Carriers are inspecting, frequently from the air, and acting on what they see.

What carriers commonly look at

  • Roof age, sometimes as a hard threshold regardless of condition
  • Visible deterioration — curling, missing shingles, patching, moss or debris accumulation
  • Tarps, which read as an unrepaired claim
  • Multiple layers
  • Aerial imagery, which is frequently out of date or misread

If you receive a notice

Read exactly what it says. A request for information, a binding condition and a non-renewal are different things with different deadlines, and the deadline is the part that matters most.

Then get the roof inspected and documented. A licensed contractor's report with current dated photographs is the most useful thing you can put in front of a carrier, particularly where their decision rests on aerial imagery that is two years old or was simply misread.

What we can and cannot do

We can inspect, photograph, document current condition, state an estimated remaining service life, and perform repairs. We can write it in a form a carrier can read.

We cannot tell you whether a carrier will accept it, and we are not insurance advisors. Your broker or agent is the person to ask what this particular carrier requires — and to talk to before any deadline passes, not after.

Age versus condition

Some carriers apply an age threshold that condition cannot argue with. Where that is the case, documentation will not change the outcome and replacement or a different carrier are the real options.

We will tell you honestly when we think that is the situation rather than selling you a report that cannot help.

Common questions

My insurer says my roof is too old. Can an inspection help?

Where the decision rests on observed condition or on aerial imagery, a current dated inspection report with photographs frequently helps. Where the carrier applies a hard age threshold, documentation will not change it — and we will tell you which we think you are facing.

Will you write a report for my insurance company?

Yes — current condition, photographs, repairs performed and an estimated remaining service life, written clearly. Whether a given carrier accepts it is their decision, and your broker is the right person to ask what they need.
